1 Review my area of importance – I would review thoroughly my current job or business, my physical being, my lifestyle, my relationship, my family, my hobby, my finance, my spiritual aspect and my emotional state Next, I would grade each area of my life on a scale of 1-100 (1 means not important at all; 100 means utmost important; 50 means in between) When certain areas of life (at different phases of life) do not concern me much, they are usually not important to me However, aspect of life that I want to elevate desperately or thing that bother me most of the time, are usually aspect that I perceive as utmost important

For instance, if my life is motivated solely by relationship with my loved ones, I would rate it 100 And if my top priorities in life are making money and being happy (simultaneously), I would rate my business at 90 and my emotional state at 90 Let say currently I am obese, and that doesn\’t bother my conscious, so my physical being would get somewhere around 10!

2 Perform goal setting – Then, I would review (or maybe redo) my personal life goals for the short and long term My goals in life would be referring to the \”ideal life\” that I want to live in Replica Rolex. ghd flat iron. I would utilize MY ULTIMATE PLAN to provide a context for most strategic decisions I\’ll make – including what niche business I choose to venture, what business model to employ, who to employ, where to operate, how much capital to raise, product pricing factor, how to automate my daily operations, home based, or a one-man operation

Most importantly, MY ULTIMATE PLAN will position me to do what I LOVE MOST and that will always bring out the best in me as an entrepreneur – unleashing the untapped potential within me!

Is the oil gasket leaking? If you are pumping oil through a leaky gasket, and don\’t have a spare, you can use your marine chart. Trace the old gasket on the chart and cut it out. You may use more chart for desired thickness.

Because you never know when something can give out, or go wrong; you should always carry spare parts with you on the boat. Some quick fix-it parts that may come in handy are: small tools, duct tape, light bulbs, batteries, hose, gaskets and a one-size-fits-all drive belt.

The great thing about investing in rental houses is that well-placed homes can appreciate pretty quickly depending on the neighborhood. If you happed upon a fixer upper home in a suddenly progressive community, you could have very well hit the jackpot.

Looking at the bigger picture, experts predict that most properties appreciate in value by only about five percent per year. That doesn\’t sound very promising, does it? However, the amount you earn from a rental home isn\’t solely dependent on the appreciation in value of a property.

Even if you plunk down about $100,000 on a home, you could still make good income by the use of leverage. Leverage is the use of other people\’s money, expertise, and time to purchase a home or make an income out of one.

This is made possible by the fact that you don\’t have to purchase a home right out of your savings. That would be a great risk to take – what if your venture tanks? Fortunately, not too many fixer uppers purchase property this way. Most fixer uppers use some sort of loan or financing to get their hands on potentially juicy property.

After using such to finance your purchase, you will of course, have to make regular payments to lenders plus interest. Now, what if you purchase a home like such, fix it up, and have it out for rent, and then use the rental money you get to cover loan payments and get an income as well?

That would be a great way to make good income out of the situation and is a great way to use leveraging.

It is also possible to refinance after a previous fix up so that you can move on to other properties. You should never rush the issue. Make sure you have ample time to make sure a property is ready for rental and can make an income before making the next move.

However, if you are confident in you skills as a fixer upper, having dealt with it in the past, then you may juggle a bit depending on your skill.

Having said that, the reason you should be careful not to commit to too many properties at the same time is the fact that some properties may earn a negative cash flow. This means that the property doesn\’t earn its keep, making leveraging impossible. You will end up paying the loans out of your own pocket.

This is a sure way to go broke fast – especially if you have multiple properties that are tanking at the same time. If you aren\’t able to plug this gap immediately, you could find your pockets hemorrhaging hard-earned cash!

Negative cash flow is caused when the rent doesn\’t cover the loan payment plus interest. It may be that the tenants don\’t pay on time, or the units are vacant, or the rent can\’t be made to justify a large loan payment.

To avoid the two later problems make sure you choose a good location in progressive areas. This will help assure you that you will have an ample supply of tenants. Also you will have to hone your landlord skills to the hilt to deal with those that skip paying up.

This skill involved keeping good records of transactions, tenant information and such. You will need this information to both deal fairly and legally with issues that arise out of the lease.

How do you budget an inadequate income? So they add on a part-time job to make up the deficit. Lack of money = lack of freedom.

Let\’s start a new generation with one parent staying home with the kids. Like the old days we seniors like to say. And it doesn\’t always have to be the at-home-mom; plenty of dads can fill this need and do a superb job; I happen to know a couple of them first hand.

We live in a new millennium where dotcom millionaires are made every day. So I will make earning a living online my solution, because it is the only way a parent can stay at home without fracturing the family budget. And I\’m not talking about paid surveys, stuffing envelopes, secret-shopper, or (god-forbid) telemarketing! Usually this is too little, too late.

To realistically run a business from your home, you must set aside some funds for start-up costs. Free is swell, but in the end it will not pay the bills. Compared to a brick and mortar business $1000-$2000 is not unreasonable. Currently, a McDonald franchise goes for 3.5 million! And what good are profits if you are imprisoned by your business. There is no freedom in the food business (been there done that too).

You will need some tools to run your business proficiently. Don\’t start out with a handicap like some one-armed paperhanger. You will need everything going for you if you are to succeed. Properly equipped, you will appear to be a serious business person but more importantly, you will feel like one.

Start with a domain name, a hosting company and unlimited phone service. A lot of your time will be in conference and follow-up calls. You will need a toll-free number if you want prospects to contact you – most will pass on a long distance call. You should automate your business as much as possible because you will be splitting your time between home and office duties. A Lead service and Autoresponder would be beneficial. A secluded place for your new business would be ideal and should be labeled 鈥渙ff-limits鈥?during your scheduled work-time.

Working at home can be challenging if you don\’t have discipline. You have to resist morning TV shows and learn to say 鈥榥o\’ until friends and relatives realize that you do have a job with a schedule to keep. A structured day is almost mandatory, especially with small children. It does get easier when they are in school. Your day can match school hours and the many camp-options can eat up the summer months. And oh yes, you will be able to afford it by then.

So the next step is to search for the perfect home-business. Personally, I like independent sales so I don\’t have to share my profits with several upliners. I also like residual income to be the larger part of my earnings. What is residual income? It\’s when income continues to flow automatically as a result of your efforts months ago. It takes no further effort on your part and rewards you generously.

Put high priority on a company\’s product. If you\’ve never claimed to be a 5-star sales person, you will need a superior product at an irresistible price. But once you discover what works you will stop doing what doesn\’t, and never look back.
